When purchasing a home, the first question that may arise is buying an existing home versus building a custom home. If you are looking to buy an existing home you are most likely looking at the location, price, layout of the home and all the specifications. If you can’t find a home that suits your needs, then you would want to think about building a custom home. A custom home will allow you to choose the location of where you want to live, the layout of the home and any specifications you want to include. A custom home also allows you to choose the size of the home and all the design features and finishes. In a busy market, there is limited inventory with existing homes. With a custom home, the possibilities are endless.

How much does it cost to build a custom home?

Every custom home project is different and cost can vary in many areas depending on size, materials, upgrades, lot type, and site development. At a preliminary meeting, we will discuss costs and budgets. Stone Creek Building can build a custom home that fits in nearly every budget. During the preliminary meeting, goals and requests of our prospected client are discussed to gather the proper information to begin a costing analysis of the specific project. We bid out the project based on the specifications that the client identifies. All budgets and costs are open book and there are no hidden costs.

How do I find a house plan?

Stone Creek Building can assist in developing your own custom house plans by using our in-house designers. There are also many stock house plan websites that can give you ideas and in some cases have the perfect plan for your property.

How do I get financing to build a custom home?

Stone Creek building is a preferred builder with many regional and local banks. Construction loans are typically made by regional and local banks in every area. We can introduce you to skilled construction lenders, that will fit your project goals best. When purchasing land, many of our clients use the “proceeds from a construction loan” to purchase their property. This requires a completed set of plans, budgets and specifications turned in for appraisal in order to close the loan and purchase the property from the seller. This strategy requires a concerted effort of the realtor, lender, builder, designer and client. Stone Creek Building can walk through this process.

I’ve bought my land but I’m wondering about the costs of the well and septic?

The costs of the well and septic can vary depending on location, type of soil, or depth of well, etc. We work closely with our well and septic subcontractors and can work with them as well as the local jurisdiction to develop an accurate cost. Well and septic are not required for all properties, some properties are serviced by public water and sewer.

I’ve been told that the property I am interested in has land slide issues or steep slope problems, what does this mean and what do I need to know?

All steep slopes and landslides hazards are mapped by the local building department officials in every jurisdiction. Every property has unique characteristics and a different set of criteria in order to safely build a home and obtain approval from the local authority. We are available we are happy to consult We regularly research properties on behalf of our client and work on an ongoing basis with several geo technical firms to determine these abilities of building or a specific approvable building design.

Do you offer a warranty?

Stone Creek Building warrants that all construction be in accordance with the National Association of Home Builders (NAHB) and Residential Performance Guidelines (RCPG) We offer a one-year warranty on any latent defects not apparent or ascertainable at the time of the occupancy in the building materials or workmanship, in accordance with the standards of construction set out in the RCPG. Stone Creek Building’s goal is to satisfy our clients and we will not hesitate to respond to customer concerns after the home is built or after the one-year warranty is up. We look at our clients as lifelong friends. Extended warranties are available at additional costs.

How long does it take to build a custom home?

A typical custom home will take 6 months to one year to complete depending on size, weather, change orders, etc.
